A 'garage apartment is a single-unit apartment located above a garage and sited behind a single-family home in a residential area. Although garage apartments have been and can be a potential source for affordable housing and can help create mixed-income neighborhoods, many zoning codes restrict or forbid them.
A single-unit apartment located behind a house in a free-standing structure is a granny flat.
